German Mortgage Rates Climb to a 17-Year High

Borrowing costs for German homebuyers have risen to their highest levels since the 2009 financial crisis, according to mortgage broker Interhyp. Rates on ten-year fixed-rate loans are approaching 4.5%, reflecting renewed inflation concerns and expectations of higher interest rates following the Iran war.

Interhyp reported that the typical rate on a ten-year mortgage had increased from approximately 3.9% in May to around 4.4% in its October 15 survey, with rates continuing to rise. The latest level exceeds the previous peak of slightly above 4.4% recorded at the end of 2023.

Historical data from the European Central Bank show how sharply German mortgage costs have fluctuated in recent years. The average rate rose from 1.48% in early 2022 to 4.15% at the end of 2023, before declining to 3.57% in early 2025. It then increased to 3.91% in the second quarter of 2026, preceding the latest rise.

The increase is reversing part of the relief borrowers experienced earlier in 2025 and making property purchases more expensive for households seeking long-term financing.

Energy Inflation and ECB Policy Drive Borrowing Costs

Interhyp CEO Jörg Utecht attributed the latest increase primarily to the Iran war and the resulting concerns about persistent inflation.

Higher energy prices can feed into broader consumer prices, potentially forcing the European Central Bank to maintain restrictive monetary conditions for longer. According to the report, the ECB raised its key deposit rate twice in 2026, bringing it to 2.5%.

Mortgage rates do not move in direct lockstep with the ECB’s deposit rate. They are also influenced by longer-term market interest rates, bond yields, and lenders’ funding costs. Expectations about future inflation and monetary policy can therefore push mortgage pricing higher even before additional central bank decisions are announced.

For households, the financial impact is already significant. Interhyp estimated that the recent increase adds almost €200 to monthly repayments on an average home loan. Higher financing costs may reduce purchasing power, delay property transactions, and increase caution among prospective buyers.

Housing Prices Hold Up Despite Weak Demand

Despite rising borrowing costs, German residential property prices have continued to edge higher. Federal statistics office Destatis reported a 0.6% year-over-year increase in the second quarter of 2026.

Prices remained more than 5% above their 2024 low, although they were still 8.2% below their 2022 peak. The figures indicate that the market has recovered part of its earlier decline without fully regaining previous highs.

Mortgage lending, however, has shown weaker momentum. New mortgage lending fell by more than 1.5% between January and July, while residential construction remained subdued.

ING has attributed the relative resilience of house prices to a chronic shortage of housing supply. Limited construction and insufficient available housing have constrained the extent of price adjustments, even as higher financing costs weigh on demand.

Nevertheless, the bank cautioned that a meaningful recovery in housing demand appeared unlikely in the near term. Continued pressure on affordability could therefore limit transaction activity even if prices remain supported by supply constraints.

Mortgage Market Outlook Remains Uncertain

Interhyp’s survey suggests that lenders do not uniformly expect further immediate increases. Most banks surveyed anticipated broadly stable mortgage rates over the following two months. Over a six-to-twelve-month horizon, 60% expected rates to decline, while 40% anticipated further increases.

These expectations highlight the uncertainty surrounding the duration of the energy-driven inflation shock and its effect on European monetary policy.

The next ECB interest rate decision, scheduled for October 29, will be an important event for borrowers and property investors assessing the direction of financing costs. A clearer easing of inflation pressures could eventually support lower mortgage rates, while prolonged geopolitical uncertainty could keep borrowing costs elevated.

What Investors Should Watch Next

The German housing market faces a combination of expensive financing, subdued construction, and limited housing supply. These conditions may continue to support prices while constraining the number of households able or willing to purchase property.

Investors should monitor the ECB’s policy signals, energy price developments, and changes in mortgage lending for evidence of a sustained improvement or further deterioration in housing affordability. The trajectory of mortgage rates will be particularly important in determining whether demand can recover without a significant adjustment in property prices.
