Riot Platforms (NASDAQ: RIOT) reported third-quarter 2026 revenue of $181.4 million, reflecting modest year-over-year growth as the company continues to reposition its business beyond Bitcoin mining. The quarter’s most consequential development was a major data center agreement at its Corsicana campus, highlighting the growing overlap between digital asset infrastructure and the expanding demand for computing capacity from artificial intelligence companies.

Revenue Growth Masks a Changing Business Mix

Riot’s third-quarter revenue increased approximately 1% from the $180.2 million reported in the same period of 2025. Bitcoin Mining remained the largest contributor, generating $116 million, while Engineering revenue reached $47 million and Data Center revenue contributed $18.4 million.

The segment figures indicate that Riot’s business is developing beyond its traditional mining operations. Bitcoin Mining revenue declined from $160.8 million a year earlier, while Engineering revenue increased substantially from $19.1 million. The emerging Data Center segment provides an additional source of revenue tied to demand for large-scale computing infrastructure.

Riot also mined 1,637 bitcoin during the quarter, slightly exceeding the 1,628 estimate cited in the earnings snapshot. However, production volume alone does not determine financial performance, as Bitcoin prices, mining difficulty, operating costs and energy expenses all influence the economics of the business.

Corsicana Lease Establishes a Major AI Infrastructure Revenue Stream

The central strategic development was Riot’s execution of a 15-year triple-net powered land lease with a leading frontier AI laboratory for the entirety of its Corsicana campus. The agreement covers 910 megawatts of critical IT capacity and carries approximately $28 billion in total contract value over the initial term, equivalent to approximately $1.8 billion in average annual rent.

The lease is structured to reduce Riot’s direct exposure to several operating costs. Under the triple-net arrangement, the tenant bears substantially all operating expenses, while Riot remains responsible for the land, power infrastructure and delivery of the powered sites. Rent applies to the contracted capacity regardless of the tenant’s actual utilization, subject to the agreement’s delivery and commencement provisions.

The Corsicana agreement brings Riot’s total contracted data center capacity to 1,151 MW across three leases, representing approximately $38 billion in long-term contracted revenue. This broader portfolio includes agreements with AMD and the AI laboratory. The distinction between the $28 billion Corsicana contract and the $38 billion portfolio-wide figure is important: the former relates to one lease, while the latter reflects Riot’s wider contracted data center business.

Bitcoin Sales and Liquidity Support the Transition

Riot’s expansion strategy is also changing how the company deploys its existing resources. The company reported selling 20,264 bitcoin year to date, generating approximately $1.5 billion in proceeds primarily to fund data center development. At the end of the third quarter, cash and Bitcoin holdings totaled $950.2 million.

Management also stated that Riot had not raised equity in 2026 and did not currently anticipate issuing shares to finance its announced projects, citing the company’s lower capital requirements under the new lease structure and its balance sheet. This is relevant for shareholders because equity issuance can dilute existing ownership, although avoiding an equity raise does not eliminate the need to finance construction and infrastructure commitments.

The company’s funding approach therefore remains an important part of the investment picture. Bitcoin sales provide liquidity, but they also reduce the amount of digital assets retained on the balance sheet. Meanwhile, the conversion of contracted data center capacity into operating revenue will depend on construction progress, power infrastructure delivery and the tenant’s phased deployment schedule.

Riot’s next challenge is execution. The Corsicana campus is expected to be delivered in stages, with the first 400 MW scheduled for September 2027, followed by 200 MW in January 2028 and the final 310 MW in July 2028. Investors will be watching whether Riot meets these milestones, secures financing on acceptable terms and converts its substantial contracted revenue pipeline into recurring operating cash flow. The company’s longer-term valuation will increasingly depend not only on Bitcoin market conditions, but also on its ability to establish itself as a reliable provider of large-scale AI and data center infrastructure.
